Mt. Juliet homes sitting longer on the market, but prices still up

MT. JULIET, Tenn. (WKRN) — For its schools, small-town feel and access to Nashville, Mt. Juliet is a popular place to live. In our special reports on Neighborhood Home Trends, News 2 takes a look at the median price point to get into the Mt. Juliet market.

You can tell Jarod Sadler loves what he does for a living. 

"It's not a job, it's a lifestyle," explained Sadler. He also loves talking Mt. Juliet real estate.

"This home was built in 2002 — original owners," said Sadler while taking News 2 on a tour of the home on the north side of town.

And in the years he's been a realtor in the City between the Lakes, he's seen prices go up. Today, the median Mt. Juliet home price is $572,000. A home off Greenhill Road near Old Hickory Lake is a touch above that at $625,000.

But, Sadler explained, that price gets you some nice amenities. "What's great about this one is it's two-thirds of an acre, no HOA, full brick, original owners so custom build, wonderful property."

More than 2,500 square feet, 3 bed, 2.5 bath, and a bonus room over the garage, even a screened-in porch off the primary suite.

Sadler admitted it's an interesting market at this moment in time. Homes are sitting on the market 34% longer, but prices are still up 7%. He said many homes aren't selling quite as fast as 2021 and patience is name of the game. But at the end of the day, homes are selling.

"You're a homeowner in one of the hottest markets in the country. Understand what you got. Sometimes, it's just a blend of price and patience. And sometimes it takes a little bit more of one than the other."

Sadler's advice for buyers: don't be afraid to negotiate price. With homes sitting longer, the seller might have an incentive to meet your number.
